Bengaluru corridor report cards: prices, amenities and risk, side by side

PropEnabler.AI · 28 October 2026

Buyers usually pick a corridor first and a project second. This post compares Bengaluru’s seven main corridors on the numbers our map holds: the entry price, the prop score, how far the metro is, and how many projects need a legal or technical check. It covers 223 projects across the seven corridors, 216 of them with a current price researched in October 2026.

Entry price is the lowest listed price in each project, so it is a floor, not an average. The prop score blends amenities inside the society (70%) with the neighbourhood (30%); the neighbourhood score alone counts what is within 2 km.

What stands out

West is the most connected. Seventeen of its 32 projects are within 1 km of a metro station, and its neighbourhood score is the highest in the city. It also has the highest entry prices.

ORR and central has the best all-round score. A prop score of 7.4 with metro access for six projects, at a median entry price below the West and South.

Airport is cheap for a reason, today. The lowest prop score and by far the thinnest neighbourhood: few schools, hospitals and shops within 2 km, and the metro over 20 km away for most projects. Thirty of its 33 projects are still being built. This is a bet on future infrastructure, and the map shows how much of it is not there yet.

North and Sarjapur wait on the metro. Neither corridor has a project within 1 km of a station today. Both have metro lines planned; until they open, the commute is by road.

Whitefield is the value corner. The lowest median entry price of the seven, with a prop score level with the West and metro access for six projects on the Purple Line.

ORR and central carries the most lake cautions, which is no surprise: the Outer Ring Road runs through Bengaluru’s chain of lakes from Hebbal to Bellandur. Each caution means “check the survey map”, not “avoid”; see our post on the 30 m lake buffer. Airport height checks cluster in corridors near HAL Airport and Kempegowda. A missing RERA ID means we did not find one in the listings, not that the project is unregistered; confirm on the Karnataka RERA portal.

How to use this

A corridor average hides the spread inside it: every corridor has projects that score well above and well below its median. Use the table to choose where to look, then compare individual projects on the map, where each card shows the price with its date and source, every amenity with its distance, and all 12 legal and technical checks.

These figures describe listings and public map data as of October 2026. They are not investment advice.
